Illustrative owner and colleague reviewing business application documents

Commercial tenant screening starts with a clear application.

Give your team the business information and requested documents to review together. TROT organizes the submission; your owner team makes the decision. It does not run credit checks, background checks or automated risk scoring.

For office and industrial owners and their brokers.

Collection is not verification

An uploaded document is a starting point—not a screening result.

When evaluating a commercial tenant, distinguish information the applicant supplies from information independently checked. Receiving a company profile or an ID does not verify the company, the person's identity or their ability to meet the lease obligations.

TROT supports the application-review side: the prospect provides details, uploads requested material and submits a space request. Your owner and authorized team assess what is supplied and decide what further diligence is needed.

Business details

Review the applicant's company and contact information, the proposed use and the space they are requesting. Choose relevant optional questions for your invitation.

Supporting documents

Select the documents you want the applicant to submit. Review their contents and completeness; collection alone does not authenticate a document.

Owner review

Your authorized team reviews the submission alongside the space request. The application does not automatically approve the tenant or the deal.

Questions for your review.

  • Who is applying, and what business is seeking the space?
  • Does the proposed use fit the space and your requirements?
  • Has the applicant supplied the requested information?
  • What needs clarification or independent verification before approval?

Keep diligence separate.

If your process requires a credit report, background check or independent verification, arrange it through an appropriate provider outside this application workflow. TROT does not supply those reports.

Decide what information is appropriate to request with your legal or professional adviser. Requirements depend on the business, the proposed deal and applicable rules; this guide is not legal advice.

What happens after review?

If the request is approved, the deal proceeds to agreement signing and tenant payment through the connected checkout. The owner portal follows the statuses and payment information supplied by that connection. Approval, signing and payment remain separate steps—none is proof that the others have happened.
